One camp to start.
A home to grow into.
We are preparing a Jewish-rooted family camp for about 12 families per session in summer 2027. We want a year-round home in one welcoming Japanese community. If a purchase takes longer, our intended fallback is a suitable licensed venue, subject to staffing, insurance and legal readiness.
The experience
Clear enough to explore. Honest about what is open.
Families can express interest in a seven- or fourteen-night stay. Children aged 2–17 would join age-band camp days. On the family track they would sleep with parents in a room confirmed before booking, either at the main venue or nearby licensed lodging. A separately staffed overnight option for ages 10–17 is planned, subject to readiness and a separate price. Parents could stay in town for arrival and reunion nights, then travel within Japan after handover.
The current USD $6,995 seven-night family-of-four figure is a research guide, not a quote. Dates, rooms, care coverage and final total will be shown before booking. No deposit is open.
The place
Choose an operable base before a renovation story.
Our first search is for an already operating licensed venue or a coherent multi-building site with shared meals, activity space, safe sleeping rooms and emergency access. A nearby house could serve parents staying in town, or become the older campers' supervised sleeping base if that service opens and parent lodging is arranged elsewhere. It would not be counted for both groups on the same nights.
For either use, we need a lawful room and bed count, enough bathrooms and toilets for the actual guests and staff, safe access, and a workable food service plan. That could mean a suitable kitchen or professional catering with proper receiving, serving, washing and dietary handling space. One ordinary house or two will not be assumed to fit 12 families plus staff. A substantial renovation is a later project unless it is fully completed and inspected before camp. If a purchase misses the opening gate, we would seek a suitable licensed rental; camp would still depend on venue and operating readiness.
A staged capital plan

The uses across these phases are real estate, renovation, operations, and administration with reserve. We are developing a Phase 1 budget and investment structure now. The economic test
Camp and lodging must each earn their place.
At the indicative seven-night family guide, 12 sold families in each of two sessions would produce USD $167,880 in gross sales before costs. That is a capacity scenario, not demand or profit. Camp requires a separately costed staff and care plan. Off-season guest revenue depends on actual lawful capacity, occupancy and operating costs. A house has potential resale value, but investor capital is not secured merely because real estate exists.
Year-round lodging needs the right permission for the specific site. Japan's private-lodging route is generally capped at 180 nights a year and may face local limits. We will not present Airbnb availability as a licence or guaranteed income.
